Wood Destroying Organisims/Insects (WDO/WDI)

During a termite inspection, I will inspect via a checklist, visually accessible areas of your home; basement, crawlspace and foundation, to determine whether there are termites or other WDO/WDI present in your home.

Sewer Scope

During a sewer scope, I will identify and describe any defects observed. This can indude tree roots, collapses, clogs, cracks or off-set pipes. This simple service can save you thousands on costly repairs in the future. Issues with sewer laterals can occur in all houses, from new builds to 100+ year old homes. Any hidden issues will be discovered during this inspection. 

Radon

Radon gas is a colorless, odorless, and tasteless radioactive gas that occurs naturally in the environment formed by the decay of uranium. Radon can seep into your home from the soil beneath it cracks, gaps and openings.

Prolonged exposure to high levels of radon gas increases the risk of developing lung cancer. The World Health Organization (WHO) estimates that radon is responsible for approximately 3-14% of lung cancer cases worldwide. According to the United States Environmental Protection Agency (EPA), radon is the second leading cause of lung cancer in the United States, responsible for an estimated 21,000 deaths annually.

The average indoor radon level in the U.S., according to the Environmental Protection Agency (EPA), is estimated to be about 1.3 picocuries per liter (pCi/L). The EPA has set the action level for radon at 4 picocuries per liter (pCi/L).

The presence of Radon will be tested in the house for a period of at least 48 hours via an electronic Continuous Radon Monitor (CRM).

Mold

If mold is suspected to be in the home, either from water infiltration, musty odors, etc.. then mold/environmental sampling will be done.

Mold/evironmental sampling will consist of indoor and outdoor air samples, as well as a material sample if necessary. These samples will be sent to a laboratory for further analysis.

Mold and mold spores are dangerous to both human health and the health of your house. Mold should be taken seriously and remediated whenever it’s present.

Water Testing

Our water tests are taken during your home inspection. Each test, tests the water supply for contaminants, with results given within a few business days.

Basic Water Test (FHA/VA Loans)

The Basic Water Test covers essential water contaminants and attributes needed to get a general overview of your water quality. If you don’t suspect a major problem with your water but you want to be sure, this test should be all you need.

What it tests: 53 substances including Bacteria, Metals and Minerals, Anions, Attributes and Radon.

Premium Water Test

The Premium Water Test is designed to check for a wide range of natural and chemical contaminants, including cancer-causing contaminants. If your house is near any gas stations or commercial properties, we strongly recommend having this test done.

What it tests: 113 substances including Bacteria, Metals and Minerals, Anions, Attributes, Radon, Industrial and Cancer-causing Chemicals.

Ultimate Water Test

The Ultimate Water Test provides a complete profile of your drinking water and identifies a very extensive variety of serious and common drinking water problems. This test also provides an in-depth microbiological analysis of your water, quantifying bacteria, fungi, and yeast. This will help discover strange smells or textures in the water that are causing people drinking it to become ill.

What it tests: 249 substances including Bacteria, Metals and Minerals, Anions, Attributes, Radon, Industrial and Cancer-causing Chemicals and Semi-Volatile Organic Compounds (SVOC’s).

Walk & Talk

This service is for those not wanting a complete home inspection with a written report. For 1 hour, I will walk with you through the home and point out visible concerns and defects. Since this is not a full home inspection, no report will be included with this service. 

This is an excellent option for buyers in a hot real estate market who want to make competitive offers by waiving the home inspection.
