What To Expect From Your Inspection

As a licensed home inspector, I will walk through the inspection with you and teach you as much as you want to learn. I strictly follow the Standards of Practice from the International Association of Certified Home Inspectors.
After we walk through the inspection together, I will explain the property’s general condition and systems to you and your agent. Then, we will talk through any major defects that need to be addressed sooner rather than later. I will also mention the items you will want to keep an eye on for deferred maintenance. All of this information is detailed in my easy-to-read report, which will be delivered electronically. From that report, you’ll be able to see the items we discussed with images for reference.
Why Do I Need A Home Inspection?
A home inspection provides you with the information required to make an educated decision about one of your largest single investments. It helps you learn about the property so can curb any significant risk or financial loss from major repairs. It also helps avoid any surprises and keeps your family safe by knowing the condition of the home.
If you’re a home owner who’s planning to sell your property, it’s wise to have an inspection completed prior to listing your property. Doing so will help you be prepared about defects in which your buyers inspector may uncover. It also allows you to make repairs so your home is more desirable.
Can I do the home inspection myself?
A licensed and professionally certified Home Inspector has the knowledge, training, experience and expertise that the average home owner doesn’t posses. Home Inspectors also have general knowledge of all trades whereas an Electrician or Plumbing, for example, is only familiar with their trade. I have completed rigorous training over the PA state minimum to ensure I offer the highest quality inspection. A properly trained Home Inspector will give you the most accurate picture of your home.
When Will I Receive My Report?
Should I Attend The Inspection?
I recommend you attend the inspection whereas most other inspectors may ask you to arrive at the end if you have questions. Attending the inspection gives you the opportunity to ask questions and to get the most out of your inspection. In addition, when defects are found I can explain them so that you’re not surprised by them for the first time on the report. If you’re unable to attend, our report has details about the defects along with pictures for reference and my contact information.
Will I Know If The House Passes Or Fails?
A home inspection is an examination of the present condition of the home on the day it is inspected. It explains the current condition of the home and items that may need repair now or in the future. A home inspection is not a municipal inspection, which verifies local or township code compliance in which an item may pass or fail.
Are There Limitations To An Inspection?
Yes, as an inspection is a visual only inspection of the home and it’s components, limitations do exist. I do not dismantle systems or items in the home nor do I move personal belongings per our SOP.
How Much Does The Inspection Cost?
The cost of a home inspection varies as there is no one size fits all all when it comes to pricing. Every home is different in size, age, etc. We consider a handful of factors when determining the price for an inspection. Contact us for more information.

Are You Certified?
In PA, the qualifications to become a Home Inspector are very light in comparison to other states.
Since a home purchase is one of your most important investments, it’s vital to research your inspector. Always ensure they are properly certified with the appropriate credentials and are insured. I am accredited through the top national home inspector organization InterNachi (NACHI21062224). In addition, I have passed the National Home Inspectors Exam which exceeds the PA state minimum requirements.
